Any land agents local to Rockport, Indiana here? A couple of my investors are looking to invest in this particular market and just looking to get an idea of the average price per acre for large rural farmland properties. Thanks in advance!

Quote from @Erica Calella:
Looking to gain some insight on the Alabama coast STR market.
During the 1970s, my grandfather bought two land plots on the Jersey Shore and built a house on each for $5-$10K. Today these houses are valued at $700K- $1MM (original home structures).
I'm looking to do something similar, but the East Coast has obviously appreciated significantly since. Does anyone have any experience in the Gulf Coast? I recently discovered Dauphin Island online and was wondering if this would be somewhere that would experience significant property appreciation.
Erica, all great advice above. I have sold on Dauphin Island and while there are not many draws such as activities and restaurants the area still brings in tourist and fisherman. If you are looking for a consistent performing STR assets then I would highly recommend Fort Morgan, Gulf Shores, Orange Beach, Perdido Key area along the AL/FL coast
I have helped many recent investors find turnkeys properties as well as vacant lots for them to build STR new construction homes on. I have been able to assist them with local builder contacts, local property management, and also helped with securing wildlife permits if applicable. While our market probably has not reached the prices on the East Coast, our markets have appreciated very well over the years and vacant lots are becoming rare to find but not impossible!
Would love to answer any additional questions you might have. Please feel free to message me if you'd like. Best of luck!

Samantha, did you ever get connected with a good property manager, investors, or agents in Alabama?

I've closed many transactions in Mobile County over the past few years as both an investor and agent representing buyers and sellers. Do you need an attorney for any particular reason? I've used RELI title on personal stuff and Anchor Title and Surety Land Title for other transactions. If you must have an attorney then I would recommend Pierce Ledyard PC in Mobile.

@Jackson Gockman let’s connect and you can ask me your burning questions and I’ll do my best to answer. I spent 6 years as a real estate manager for one of the largest billboard companies in the country. I’m currently building my own.

@Laura Verderber I don’t believe it did. I remember seeing the listing was cancelled unless it sold after it was cancelled

@Chad Deville Hey Chad, I’m a licensed broker in both AL/FL. My coverage area along the coast is from Ft. Morgan/Gulf Shores, Orange Beach, Perdido Key. Would love to have a conversation with you if you are still looking to invest in these markets. 😎

@Brad Jacobson Conversations create conversions is my way of creating a big business. Sometimes it’s locking myself in a room, sometimes it’s just going through old message and genuinely reaching out to people, sometimes it’s social media. Either way, I strive to have conversations with anyone and everyone. When things are slow I’ll just start cold calling neighborhoods that Im familiar with or sold units in.
