I’m a broker along the Alabama/Florida Gulf Coast and I can tell you that our tourism is booming and our price point is still a lower barrier than many other tourism destination spots. Generally speaking you will find great roi on short term rentals in addition to the massive appreciation we are seeing. Lastly, you can visit and stay in your own unit!

As Eliot mentioned your core values should be in alignment with the brokerages’ core values. One of the owners of my brokerage is a savvy investor that owns short term rentals, storage units, and commercial buildings and being able to spend time with him and watch closely what he does allows me to mirror him and start making the moves he did early in his career. I think of him as my “rich dad” (rich dad poor dad). Our brokerage is very keep it simple stupid (kiss), be somewhat cautious about over training in real estate...while you are in class learning on how to make a perfect listing presentation other agents are out there knocking on doors to get the listing. Demand for vacation rentals is going up (post covid) and which is driving up rental rates and units are appreciating like crazy. Every investor I work with is different and we are finding what works for each one.

@Kristy Farmer sorry didn’t mean to submit before answering you. Yes I am on the gulf coast in Alabama. We are seeing some wild real estate market movement, low inventory and high demand. Our coast was impacted by sally but should see a spike in listing in the next few months with ban increase in prices (most likely). Mobile County is a great area for strong cash flow and Baldwin County is great for appreciation. Feel free to message me with any specifics on our market conditions.
