No worries! My 2 cents is there is a wealth of knowledge available to you. You have many resources including books as someone has mentioned. I personally feel guru's have their place, but how much can be gained with that short amount of time? They are also there as for transactional purposes. Your best interests are necessarily theirs. Now I haven't attended any myself however unfortunately they do have a bad reputation in the DC/Maryland area where i reside. It will all come down to your due diligence. You could possibly ask for referrals because it's still way to get in the game. My goal was to let you know that it's just not the only way. No matter what you'll make mistakes. I swore up and down I wouldn't do what so and so did but then caved under pressure. We get to know ourselves more and learn our own bad habits. We learn what we need to work on and only through being out of our comfort zone do we grow.

@Michael Ndjondo makadi Hey Michael. I have a recommendation you can work with for this specific area. I am in no way affiliated nor receive any type of compensation for this referral but I was actually making inquiries on certain properties out in this area and she proved to be extremely helpful. I believe she was a listing agent for one of the multi families I was looking for. We also do not have any type of signed document or anything. If you're interested, please feel free to message. @Justin Young May work on the crowdfunding. Most crowdfunding sites don't allow real estate investing. It's mostly for debt consolidation, vacation, etc. I think the only issue you'll run into based off of my very little experience, is having your money shown as "seasoned" by your lender. If that is what you were asking in regards to using the whole amount (your cash plus the crowdfunding money) for a downpayment. If it is, most lenders don't like to see money pop up and typically check the last two months statements.

@Vick Galu I would see if you could go the route locking down an area and start making offers. Along the way or, if an offer gets accepted, start asking around for advice and help. This is iffy advice and maybe not what you'll want to hear but I bring it up only because that money could be put towards a future deal and my hope for you is to gain traction instead of waiting around for the right mentor. Half the time people won't even entertain an idea unless you've shown some time of forward momentum. It's possible though. I'm on my way to my third deal and started off in Hawaii. I currently have a property out there rented. I'm doing and learning everything remotely and making offers site unseen. I'm probably going to be broke a year from now BUT i'm learning lol

@Michael L. I enjoyed reading your post. It offers a very different perspective...with that being said. I can't stand stocks for many reasons so I'm in this for the long haul lol and since nobody asked, If you'd like to unload a few homes, keep me in the loop! I'd love to check them out.
