@Ariella Sherman I mean that commercial loans won't allow for the owner to occupy the building. Loans on properties where the owner is the occupant have 100 x the rules/regulations after the mortgage crisis compared to non owner occupied investment properties. 

House hacking relies on conventional financing, cash purchase, private money or seller financing. ( I don't know many private money lenders willing to lose their pants by writing a note on a owner occ. property)

@Steve Hall has good questions because this is 1. A nightmare to Underwrite on the loan side and 2. hard to imagine a scenario where you would cash flow well. 

@Diana Muresan Is correct as well.  Your opportunity to house hack will be much more realistic on 2-4 units.

Hi @Steve Littlewood@Patricia Steiner is absolutely correct.  You'll want to contact a commercial lender/broker.  You're strong credit should allow for a high leverage refinance and if you find a good broker you'll get a rate not too far from conventional.  ARMs are most common (5/1 & 7/1) but 30 year fixed options do exist. These loans are based on FICO, experience, and Debt Coverage Ratio.  Basically, as long as the property will cash flow you can get a cost effective, long term mortgage.

@Ariella Sherman You won't be able to owner occupy a commercial loan.  20% would be the minimum but 25-30% can often be necessary to cash flow. 

As others have mentioned, perhaps seller financing could represent a low down payment alternative.

@Christopher Kim You'll want to connect with a bank that is openly targeting cannabis related properties.  They'll already know what they're looking for and not get hung up on the business/reputation aspect like your average big bank might do.  We have reps from these lenders coming into our office somewhat regularly (being in SoCal) trying to see if we have any cannabis deals to size up.
