@AJ P. Congrats on the recent purchase and reno! I'm going to direct message you a link to our pricing engine where you can get dialed in rates/terms/fees with just a few clicks for a cash out refi. (the link is also in the bio section of my BP profile).
Unlike a local bank we're going to take a very simple approach to underwriting. No DTI, No Tax Returns, just wanted to see that the rent can support the proposed mortgage. LLC vesting totally fine if desired but not required.

@Paul Scammacca As long as the rent can support the new proposed PITI you can get up to 75% LTV cash out at near conventional rates using a DSCR loan. No DTI, no Tax returns. Just need gross rents divided by PITI to clear a 1.0 (DSCR).

Hi @Karolina Powell if you check out the link to my pricing engine in my BP profile's BIO section you'll see that we'll be priced under 7% on a 30 year fixed at 80% LTV assuming top tier FICO today. @Kolin Goff I invest in Saint Louis too (South City) and I just sent you a PM with some info on cashing out prior to 12 months and I think you'll be surprised that pricing will stand up toe to toe with conventional without needing 12 months AND offer higher LTV on a duplex investment than conventional.
