C'mon guys @Ale Ayestarán posted this 3 weeks ago and I'm really going to be the 1st one on this thread to try to solicit his business for DSCR loans on those out of state rentals?! I'm just kidding. Welcome to BP @Ale Ayestarán .  Just a FYI the last CEO bought me a beer in NOLA one time, just sayin'.  

I consider myself a BP Thoroughbred in the sense that I hopped on here 8 years ago not knowing anything about RE but through countless hours of podcasts, forum surfing, meetups, and networking I've created a portfolio I'm very proud of for my young family.  That being said, I have a huge sense of gratitude to Bigger Pockets and I'm interested to see how tech can be used to enhance it.  

I'd be happy to chat about the Find A Lender tool anytime and something we're working on in "the lab" right now to make the DSCR origination process as streamlined and user friendly as possible.

I like working with lenders who make the process as easy as possible.  I'm willing to sacrifice a few BPS to avoid an exhaustive underwriting process.  

It's important to compare the overall value of 

-Loan Terms/Cost (interest rates + fees)

-Leverage Offered (LTC vs ARV maximums)

-Loan Term (always want a minimum 12 month term with no PPP even if I'll be out in 90 days)

- Draw Process for rehab funds (how easy do they make it)

- Reputation ( what do google reviews say/do I know any other investors who have used them)

-Communication (how frictionless is it to communicate with them? I try not to be a needy client but expect reasonable response time/updates)

I have a link in the BIO section of my BP profile where you can see today's DSCR rates with just a few clicks. You simply enter some basic details on the scenario and get instant rates/terms/payments etc where you can toggle things like LTV/FICO/etc to see how it changes things. We don't even ask for a name or number unless you like the terms and want to take next steps.

The best way to build relationships is simply by doing a lot of business, referring others, and being easy to work with! There's so much demand and competition in the nationwide business purpose lending space that it's honestly just a lot more transactional than needing to wine and dine the lender. That being said, you can get a good idea of what it will be like working with a lender by checking out their google reviews.

@Richard Mark The 1-4 unit fix and flip/purchase & rehab market is very competitive and I'd say none of the major players charge up front fees prior to closing unless they're requiring an appraisal which they'd pass the cost of to the borrower.
