DSCR loans at 80% LTV/20% down are widely available on a duplex assuming that the rent will cover the proposed PITI. However, they are strictly for non owner occupied scenarios.

@AJ P. Congrats on the recent purchase and reno! I'm going to direct message you a link to our pricing engine where you can get dialed in rates/terms/fees with just a few clicks for a cash out refi.  (the link is also in the bio section of my BP profile).

Unlike a local bank we're going to take a very simple approach to underwriting. No DTI, No Tax Returns, just wanted to see that the rent can support the proposed mortgage. LLC vesting totally fine if desired but not required.

@Paul Scammacca As long as the rent can support the new proposed PITI you can get up to 75% LTV cash out at near conventional rates using a DSCR loan. No DTI, no Tax returns. Just need gross rents divided by PITI to clear a 1.0 (DSCR).

@Brandon Zachary Before you move you should come to one of our Investor Meetups in Woodland Hills (Real Estate On The Rocks).  We have one next Tuesday with a great guest speaker who specializes in turnkey rentals out of state (MO, TX, OK, AR, AL)

Brian Kiczula has always taken great care of me and I think I've done 8 cost seg reports with him so far. For some reason I can't tag him in this text here but you can search for him online pretty easily with that unique last name.

@Ko Kashiwagi both lends and invests in Alabama.  I'd make sure to run this by him too for a second opinion.

Hi @Karolina Powell if you check out the link to my pricing engine in my BP profile's BIO section you'll see that we'll be priced under 7% on a 30 year fixed at 80% LTV assuming top tier FICO today. This is without any income verification too. LLC vesting totally fine with us. Feel free to reach out directly if you want to hop on a call.

Hey @Andrew Self unfortunately, Bigger Pockets doesn't have a way to sort lenders by # of BP references or google reviews but I highly encourage you to research ours. You can also check out what 80% LTV pricing would look like on this potential deal using the link to our pricing engine in my bio on my BP profile.
