I know that this question was asked many times here and I have read all the topics. I am out of state investor with several SFR in Indianapolis and have very bad experience with my current property management company. I would appreciate any recommendation (either on the forum or via private message).

@Chad Hale, The PM agreement doesn't say anything about who files for eviction, but it does say that eviction fee is $350 in the "Compensation to agent" paragraph.

Hello,
My property is managed by Property management company. The PM agreement specifies the fee for eviction:
Eviction fee-$350.00 To file eviction and reclaim possession of the unit. This includes court filing, and court appearance.
After eviction I saw that I was charged $520 attorney fee. My PM said that the attorney handled the eviction, so it is not property managers fee that was described in the agreement, so I am responsible for it. Is it legal?
There is no any mentions of any attorney fees in the PM agreement.
Am I responsible for anything above $350?

Hello,
I really need an advice.
Here is the story. I am in CA, at the end of last year I bought a rental house in Indianapolis. It has a tenant who is responsible for paying utilities bill. Last week I got a tax bill from Marion County that had almost $700 sewer fee. I called there and found out that the house is in the town of CUMBERLAND and they sent bills every month to my tenant, but she never paid, so I am responsible for unpaid bills amount and it is part of my tax bill.
The property is managed by the property manager company. They promised to figure out what's going on but I haven't heard back from them yet.
What should I change to make the tenant responsible for sewer for now on? Is it any way for me to avoid paying the sewer fee on the tax bill?Isn't it the PM responsibility to prevent things like that?

I started this discussion in February. In March there was a flooding in the furnished basement of the home and the tenants belongings were damaged. Even after that they still didn't get a rental insurance.

Hello,
I recently bought a turn key property in Indianapolis through a member of this forum, this is my first out of state investment and I am not sure what I can and cannot expect from the property managers, so I am asking for advice.
Two weeks ago I received the following email:
“Over the weekend, the sump pump at your property failed causing the basement to flood. Our contractor had to remove the water, remove the carpet and vinyl, set up box fans and humidifiers to dry out the area and install new sump pump. The cost so far is $454.84. Once I receive the estimate to replace the flooring I will forward to you for review and approval.”
I asked PM about the details on how it happened, they said that they would figure it out, but I had’t heard from them for more than a week.
My first question is it normal not to receive any communication from PM for a whole week, especially after the accident? I personally think is unacceptable, but would like to hear what the experienced investors think.
I have another question.
I have a home warranty insurance, and it covers the cost of pump replacement.
The PM was supposed to contact them, but she didn't do it, so the home warranty doesn’t reimburse for work that is done without their approval. PM said that they didn’t contact home warranty because it was an emergency and they had to act quickly. PM first agreed that Home Warranty should have been called and my charges would be removed, but then they changed their mind and said that they had responded on an emergency basis, and I was responsible for all charges.
My second question: should I be responsible for the cost of pump replacement?
Any recommendations will be appreciated.

@Ashley Mullin Thank you for your reply. I don't want to evict. I think it is not that serious issue, just wanted to hear opinions of experienced investors and learn what other options except eviction I may have.
