For residential use, cable has no advantage. People want wireless. If anything I would cable two PoE access points in the central parts of the home and that't it. I can stream 4k no problem on wireless. Wireless has come a long way and in many cases is faster than its copper counterpart.

Local lumber yards are usually cheaper. Speak with the service desk and ask to set up a contractors account. Usually they offer bulk pricing.
What are you using 1x4 and 1x6s for anyway? I can't imagine there is more than 50 liner feet in any house i've ever worked with. Usually just needed for jam extensions and other misc. Trim today is usually 1/2" colonial/craftsman style.

This is where I find an investment/flip knowledgeable realtor invaluable. They know exactly what the ARV of homes in the area are off the top of their heads. This scales better as well as you are not having to put significant time in calculating ARV. My realtor brings me all of my houses and gives me a range of their ARV with the typical lipstick reno. I then walk through and determine the repair costs and see if it is a viable investment.
On a side note: having a strong relationship with my realtor is another huge benefit to me since he communicates to buyers/agents and brings them to my flips before they are even finshed. They must be listed on the MLS before however, otherwise you are creating a pocket listing
You didn't have to buy furniture. How ridiculous to even say that. Put your mattress on the floor and sit on the ground. When i purchased my 5bdr house I only purchases furniture with cash or 0% financing. For a long time the house was empty but it didn't matter. Your side hustle should be educating yourself about debt and interest.
You might also consider converting the two car garage into a single car and adding a bedroom onto one of the units.
You're forgetting sewer hookup. A W/D hookup isn't going to have a 4" drain to the sewer. Also what diameter is the line coming in from the city and to the W/D. It won't pass code if its too small for 3 units and or the line to W/D is only 1/4". Is this on slab or is there easy access to the plumbing under the garage. You must maintain a 1/4-inch-per-foot slope tie-in to the sewer. Otherwise you can run a macerating toilet or ejector pump. but again that eventually needs to find its way to the sewage line(s) Electrical is also a concern. Kitchens require dedicated circuits for all the appliances. You're looking at a 100 or 200 amp service to be added, or tied in to the building. Depending on where the service comes into the building the cost can vary greatly.
The property would have to be described better for a more detailed response.
After a controlled burn a 1500sq ft home cost me 6000 to have it cleaned up and hauled away. east access for machinery and about 30 minutes from city.

Have you calculated the ARV and all costs? To work on a super distressed house the ROI has to be much higher since you are taking on a higher risk of something going wrong. Unless you have a construction background and a vetted GC its typically not a good idea. Don't let the face value of a low-budget property tempt you.
A 20k building that cost 60k in holding/repair costs is a poor deal compared to a 60k home that needs 20k in repairs/holding. Assuming both sell for 100k in this example. Same profit, but the 60k home had a much lower risk and likely was faster to remodel.
