No one in this world has your best interest in mind more than you, ever.
To ask him to do all this work is excessive, you're literally asking him to do more than you're willing to do (go to the properties). You're also being overly cautious, which is understandable but also inefficient use of time. if the market is competitive then speed is the key, he's trying to tell you to go fast and you're resisting, do you have his best interest in mind? relationships are a two way street.
consider that he can make the same money on easier clients, you need to create incentives for people to work hard for you, not just expect them to.

I heard real estate values can only go up! ;) ;)
I tend to agree with this sentiment, this is a seemingly easy time for new investors but they don't realize how many tailwinds are helping them and how much pain they will experience when those tailwinds slow.
Lots of investors are stroking their ego for making 15% returns, but on a market that's up 20%!!!
Be careful out there friends.

Hey friends, my name is Alex and I have been around BP for about 7 years. I'm an investor, I have been on the real estate podcast, I write for the BP blog, I'm the photographer for the BPcon event, and I absolutely love this community. This year I started a web series to showcase other BP members and tell their stories because I love sharing success stories about people and real estate. The series is called "Meet the Members" and it's been very well received, enough that BP is moving forward with a second season. Filming starts in a few weeks in Washington DC and the surrounding areas, I'm actively looking for people who would want to participate.
Who fits best:
- Someone with a Biggerpockets history who is enthusiastic to share their experience with the community.
- An investor with a real estate project that we can show off and tell a great story about. Ideally we will shoot the interior and exterior of the property
- Live in the Washington DC area or within ~50 miles

underwriter will ask for most current financials and look at it against previous year tax returns.

Recently BiggerPockets released a web series called "Meet the Member" where investors in the community get to tell their story and show display their investments. We are currently looking for 12 people in the D.C. area who would like to participate in a second season.
The requirements are minimal:
- Be a BP member and have a history with the community
- Have at least one real estate deal we can tour
- Enthusiastic to share your story on camera
I will be your director on the ground and I have a talent to make people feel confident on video so if you don't have experience in this area, that's ok, but enthusiasm is a must.
Filming will start about ~5-6 weeks out from today and probably happen over the course of a few weeks. If you're interested just DM me here and we can start a dialogue

Josh is the quintessential BP member, someone wanting to find freedom through real estate and using the resources and community here to do it, I thought it would be beneficial to the community to hear this person's story as social proof that it's possible.
Would love the communities feedback about this video, and I'm hoping Josh will come in here and discuss his process if anyone might be interested.

Thanks for the compliment, but I didn't start Apartments or Cozy. I founded Landlordology, and was one the original employees at Cozy. I appreciate the vote of confidence though! Thanks buddy!

cozy.co and apartments.com were both started by the same guy, a fantastic human being named @Lucas Hall
They have both been owned by the same parent company for a while anyway, I don't see what would dramatically change, but I'm not in the know.

the math is technically correct but the way you've put this together is best possible case scenario. Depreciation and mortgage pay down are paper incomes and could skew your excitement about a deal.
just know when you analyze a deal you want to be more conservative than generous. Every investor lie's to themselves during due diligence at some point and deals are prone to go worse in real life than on paper. With this in mind, you want to take every precaution you can to guard against being optimistic when underwriting.
When you analyze deals, do so with the worst in mind. (murphy's law)
