Good call. But one thing i learned is that credit agencies most of the time doesnt report people like this, as to report i have to have scale business, only 8 SFH does not provide scale enough) Which is a failure in the system. I wish to have a way to report so any landlord would get a more appropriate measure of risk.

Its a valid point. It bothers me as a nice landlord i was open to talk while offering tenor with no interest to pay. What bothers the most is to know she will be free and clear on next landlord. I would like to have a way to let him know that.

The worst is to know that, while i tried to help, offering time to pay, and discuss openly the situation, she played me. And the next landlord will have no clue on how bad tenant she is.

I always charge a non refundable pet deposit in my properties, AND they need to leave house clean with no smell or damage.
Your approach is nice, but on my contract theres a pet clause where states fine for breaking the agreement. If you dont have, then is hard to go for it, it could end in court, but i would start establishing a penalty in future leases...

The loss of rent works from the date the job started, where unit cannot generate income. But its best to talk to your insurance broker.
On the rent, It seems you are not paying for their hotel, so you should not collect rent. If your insurance were covering their staying, then you could collect the rent ( you were providing housing).

I have a tenant that run out of my property leaving a debt of 2 months of rent unpaid.
She communicate she left in the end of the month, and left property dirty with loads of stuff in the garage.
Contacting her we agreed she would pay me back those rentals, and the deposit would be used to cover the break in contract ( she was in the house for 3 months- cost me the broker fee), plus cleaning, etc...
Now its clear she is avoiding me, and will not pay. I wanna get her to the court ( have all communications) , but need her address.
Is there any way i can get her address? Anyone have an idea on how to find it ( phone number, location service or else?). I just want to be able to fill a claim so i get her credit score hurt. I tried to contact credit agencies to report, but i dont have scale to do that. Any sugestion on how to report that to her credit?

What i dont understand in the mindset of many guys in BP is that, with 1mm they say they will invest (with no closing cost, no cape) and receive much more money OR... they considere they will get the 1 mm to live (and not spend any) to invest, even using BRRR strategy, but calculate the return with a cash flow of 10 k/month WITHOUT INVESTING... with 10k per month you can still work (or you do believe in BRRR you won't work?).
Many times i see people defending taking equity out of investment to buy houses and in their calculations they NEVER considered closing costs. and sell higher value houses to buy cheaper houses and considere the cash flow to be exact the same, in order to justify their theory..
Guys real world is different... I know RE is fascinating and can drive you to love it... but please lets be honest when defending a point of view... Appreciation will probably happen as well as capex... yields are low, but for investors is very hard to leverage without putting 25% down... and the more properties you get the harder it becomes (and yields WILL be higher than what we see generally).

@William Beck you account is wrong, as you can invest that 10 k per month. The 10k per month is more than 12% py, considering you will invest 10 k for 11 months plus 10 k in 10 months and on and on.
So tell me where you can incest returning more than 12% py, with no risk? And a sure return?
