You are right. But looking marginally, financials are not favoring much more. The leverage strategy is being hurt. While rates are lower, its quite impossible for investor to get loan below 3.5%. And with raise in prices, those golden years of 6-7% ( before leverage) are a dream.
I have units at The Woodlands. With raise in prices a leverage strategy will top 5.5%. And if you get there!
The reduction in rotation is a must. But that efficiency are being used to keep returns instead of increase them. Maintenance costs are raising as well. This is a more challenging situation...

With properties prices going up like this, when do you think rents will catch up? Do you think we are in an economic environment to have a raise in rents?
as a background I have some properties in Houston, Texas. Over the last year prices moved up by 10-15%, but rentals are at same level...

I beg to disagree. Its not the value of a home that produces good opportunity to invest, but the return that home gives to you.
You can take 3 x 100 k houses and produce a much better return than a 300k house. But i prefer to live in that 300 k house... if i can afford it, no harm on that.

It bothers me the fact they are thinking they can go over. I know they moved to South Caroline ( house is in Texas), and was told they have been changing address frequently over last 2/3 months, indicating they are trying to ghost themselves... so i lose track.
Anyway, i will not spend much money, but i really want to make them think twice before doing this again...

You ate right. I was easy. Tried to work with them and got screwed. I had successful cases before. They were not worthy. My bad.

I have no intention to throw money on that. My intention is to know what are tools available and , if possible, give hard time to the ex tenant.
They need to feel that they should behave properly. And my intention is to alert the next landlord on those tenants.
