I do come across deals in my local DE area but as of late I have been researching Cleveland a good bit. I know there are quite a few lenders that wouldn't touch Cleveland @Salvatore Lentini .

Hi Michael Gregory I am no expert please keep that in mind. One thing I will say is a bad deal is bad deal regardless of seller financing! Do not get into a property just because the seller is willing to hold paper, that will come back to haunt you in the end. Make sure the numbers make sense then work out the financing.

@Kimberly Farrally I think that is a good time frame. I'm sure there will be a ton of different opinions and valid reasons also on why to mail sooner or later. When I send out mine I plan on doing every other month. Hitting the pre foreclose every month seems like a good idea to me.

Hi Kimberly Farrally Like Andrew Michael said most people mail to the same leads over and over. A seller may not be as motivated or ready to sell when they get the first piece. You never know when someone's situation might change and they decide to sell. A good CRM is something to look into for managing your leads, notes, and having a schedule to mail.

Hi @James Smith 

Just like Brandon said, set up the financing first before looking. This will also help you understand what price range you should be looking at. You wouldn't want to waste time and energy looking at something that would be out of range. 

I think house hacking your first property is great idea!!! If I can go back do things differently, I would. Continue to spend time on here reading up on house hacking/financing/being a landlord and everything else you can. Anything that will get you closer to where you want to be.

Hey @Jameson Sullivan how did this mailing work out for you? I am interested to hear about the response rate with address labels opposed to printed/hand written information.

Chris Jackson I believe most people refinance with another lender or sell to cover the balloon. That is how I look at deals with a balloon payment.
