I currently live in Baltimore and want to start building a rental portfolio. What are some things to consider in this market? Is Maryland a particularly landlord-friendly state? Where are most professionals choosing to live in Baltimore? What are some of the key things to keep in mind when buying older homes? What projects could I handle as my first renovation if the house needed it?

Clearly I am new to investing, so any and all advice would be greatly appreciated :) Thank you!

After living in Baltimore I know firsthand the crime can be unpredictable. I am worried about tenant safety (especially with cars on the street, row homes with windows and front doors on the street, which are both very common here). Many of the houses in Baltimore were also built around 1900-1920. I am worried I will miss huge issues with the house due to inexperience that will cause a huge headache later. Lastly, property values are pretty stagnant here and I don't see that changes for a few years.

I have been reading books/taking online courses in real estate investment and have saved up quite a bit of cash. I want to invest in my first investment property when prices are hopefully lowered due to COVID. I currently live in Baltimore, but am interested in building a portfolio in an out of state market. I have been researching markets such as Nashville and Miami, but would love some recommendations of other cities to look into! Specifically, markets that make for good rentals in landlord friendly states. Also, any recommended learning materials would be great as well. Thank you and be well!
