Hi I have passed the state exam and am looking for a Managing Broker to sponsor my license and LLC for Property management.

Hi Matthew 

have definitely been there with the scramble to organize it all! I have used both avail and Innago and both have met my needs in different ways. 

Avail has a free version but I believe has a paid version that is $11per unit per month now. It tracks when rents have been paid, processes payments from your tenants and deposits it into your account, has the ability to add late fees automatically based on when you want late fees added and has a lease template for each state that you fill in the blanks and can add/remove what you want. What it lacks is a good maintenance report system and an app. Otherwise a fully solid start if you want something simple. When I used avail I managed maintenance requests via text. 

Innago has an app and is completely free also allows you to process rent and *** a late fee automatically but does not have as comprehensive a lease template. It has a great maintenance ticket system where tenants send in requests and you can address them in the software, mark them as resolved etc. 

Both sites will automatically upload your listings to Zillow, apartments and other sites when you need to advertise your rental. And both have lease renewal reminders around 90 days out. 

I would definitely give either of these a look and see if they meet your needs. They definitely saved me a lot of headache and I manage the number of rentals in the range you listed.

Yes I agree hence why I would rather start my own business right off the bat. But not sure of how common it is for a meaning broker to sponsor an individual with their own company.

Hi - I will be a newly licensed broker here in the next two weeks and plan to start my own PM business. I have managed my own multifamily rentals for the past 3 years and want to expand to managing rentals for others. 

For those PM's that started their businesses how did you start your first business? Did you go straight into working for a PM company or did you find a managing broker to sponsor you? Any tips to for the latter?

Hello,

I will be acquiring my Real Estate License by the first week of August and am looking for a managing broker who would be willing to sponsor an independent property manager. I have been managing 5 of our 9 units for the past 3 years and looking to expand to managing for others. Are there any managing brokers that will sponsor an llc separately for a fee?
