Hi Adriano and welcome! I am in Tampa so love that you are investing in our beautiful city.
I agree with Nathan. You move them into your system. We also send a welcome letter that outlines our tenant portal and instructions on how to make payments and submit maintenance requests.
For your own sanity and their benefit you want everyone one the same page using the same systems, platform and SOPs.
Send me a DM if you want to discuss in more details. I'm always willing to share. Good Luck!

I've met with the Montanez Law Firm. They run a Family practice. Husband and wife couple with 2 or 3 employees. They are part of my local small business networking group. www.montanezlawfirm.com

@Michael Haynes thanks so much for the thorough explanation. That's helpful to have conversations with my investors. Sounds like you have experienced enough in your career to write a few books or at least a rivoting memoir lol. Add to your bucket list? I'll send you a message to coordinate a meeting. I'm usually in Valrico area the first Friday of every month. Hope to talk soon!

Hey Quiana, I’m so excited for your journey and you’re gonna love all the sunshine here in Florida. It’s awesome to see another female investor making moves. I’m in the Tampa area if you need any advice, feel free to message me. I also lived in Orlando for 10 years and have rentals in Kissimmee. I’ll do what I can to help 😊
