@Will Fraser thank you ! I’m probably just going to talk to a cpa after this property and see what I can do in the future. Bc I don’t want co-signers ! Lol

Im trying to buy my first property currently in the process of getting approved, everything looks great! More than enough in my account, credit score however. Bc I am a cocktail server most of the money is from tips. Lender is telling me I should have some one co sign for my first property to be approved. Any one else have any other creative way to get approve all on my own ? I’m not worried about payments... but bc it says I make much less on paper I need another source of income added on to balance with my debts. Any suggestions ? :)

I am about to start my process of purchasing my first investment property. I am going with a 4 bedroom house and house hacking, then plan on buying more doors ever year. I refer to Brandon Turner's idea of stacking! Wanted to come to the forums to see if more experienced investors had words of wisdom for me on my new journey. Thanks in advance :)

What do you guys think? For my first investment property, house hack a 4 bedroom house.. or small multi family property ?

I’ve been looking into both, seems like most multi family properties on the market are in not so good neighborhoods. I am in Las Vegas.
