I want to know how this process works, how much time takes and  how much costs.

One of  issues there is sewage leaking in basement. Need plumbing pro as well. Somebody that can go there and confirm that its not main drain clog but just leaking drain pipes.

How you fist time talk to agent starting to build your Team?

What to ask, how match expectaion to save your and Agent time?

Lets discuss script below. 

1. Introduction

- My name is "My name"

- I'm calling you from "My location".

- I'm investor from "My location" or We are group of investors looking for investment in

XXXXXX area.

- I'm building entire team in this area and I'm looking for agent I can trust!

2. First filter - Is he working with investors, if not - go to small talk and try to ask about area, ask for reference. some of them don't want to hear about crazy investors running with LOW offers and estimate fixing costs

- Do you have experience working with investors?

- how many investment deal did you close usually by month?

3. Second filter - property price,some of them maybe working with properties 200k and more, it will not work with your 50k budget.

- Properties we are looking for - Single family homes 3+1 minimum

for : 1. Buy and hold2. Buy rehab rent 3. Flip

- our price range is $$$k cash, not the listing

4. What is your goal - buy below market

- Our goal is to buy properties 20% less than market price after renovation expenses

- We plan to buy "Number" assets this year

5. Match expectations. What you expecting from the agent:

- find and choose properties

- visit properties and estimate renovation cost.

- take high quality pictures and videos of the property

- we have to offer below market, so not every offer will be accepted.

- it will take time to find motivated seller that will agree to sell low.

6. Ask about neighbourhood

- which neighbourhood fits your budget?

- zip

- neighbourhood

- street level

- crime

- schools

- employment and commute

- development municipal programs in the area

7. End of conversation

- ask connection to customers MLS system

- ask to send few properties from suggested area for analyse

- schedule next time conversation

- small talk

- it was a pleasure to talk to you and so on.

Hi, i'm newbie on BP. I want to invest in Columbus OH area. SFH in around 70k cash, not listing price. for buy and hold. My goal to buy 20%below market( is it possible?how hot the market is?) I need help in area selection, after reading tons of information i see its not trivial, the zip codes are very mixed, it's needed to drill down to street level) Local opinion is the best! What areas are preferable for my price range and strategy? Maybe duplex/triplex is better in Columbus than SFH? BRRR strategy is also interesting, i can consider this as well... Thanks in advance!
