What's up, BP! I'd like to attempt the BRRRR strategy, and I have a super novice question. Should I be seeing a 4.9% Cash on Cash Return BEFORE I refinance? What other things should I keep in mind? Any and all advice would be appreciated, as this would be my first property.

@Charles Kao Totally understand your point in needing to find a more investor-friendly realtor or partner. In fact, that was the entire purpose of my posting to begin with, so thanks for your response! 

The realtor I’ve been speaking with in GR a friend of my wife (she actually hails from Northern MI) and he’s more on the retail side, so I’m definitely looking for some suggestions of any agents in GR who you trust, particularly in the multiunit space. 

Listened to your podcast. I’m wondering how you got the courage to move from Cali back to GR! (I guess if you’re originally from the area, it’s easier to move back.) Regardless, hope to one day be in your shoes :)

Hello BP!

I'm a newbie investor looking for deals in the Grand Rapids area! I'm wondering how most people find their deals. Do they use wholesalers or are they finding most of the deals on the MLS? Any particular areas of GR that are relatively safe and cash flow nicely? I'm looking to employ the BRRRR strategy, so if anyone has any tidbits of knowledge, then I'm willing to listen!

Read the book, and I finished it in two days. I'm not sure why he's so anti-NMD. Additionally, not everyone has the cash and/or knowledge when they're just starting out to buy a 32-unit, especially for a newbie like me. One thing's for sure: GC definitely wants people to sign up for his new Cardone Capital fund :)
