Hello everyone,
I'm considering an investment in Valhalla in Milwaukee (W Villard Ave). Would anyone please advise if it's a good area to invest in? I'm not looking for the best area in town but also not interested in an area with crimes.

Hi everybody.
I'm looking to make an investment near Garfield Park in Indianapolis (cross street: Schiller & S Alley 25E).
Anyone can advise me if it's a decent area in Indianapolis? I'm not looking for the best area in town, but I'm also against investing in a bad area with lots of crimes. Any insight is appreciated.

Hi All,
I'm considering a turnkey investment in West Pullman in Chicago, corner of S Normal ave & w 120th street. I'm from the East Coast so I don't know the area too well, can someone advise if the area is good for an investment property? Any chance for appreciation? Will it rent well? Is the area safe? I'll take any insight.

I'm noticing on several posts that the communication with Spartan is on the light side. I do not own any properties with them but I was considering it. I tried setting up a phone conversation and it took them several days to get back to me. Once they did, they said that I had to wait 3 weeks to get on the phone with them. I was surprised and that was the end of it.

So my question is still unanswered. Why would an investor chose Milwaukee over Indianapolis if you need $20k more in Milwaukee to land the same amount of rent?

For all the turnkey investors out there:
I'm starting to look into this space and I'm noticing that a post-rehabbed 65k single family house in Indianapolis (sold by Morris Invest) brings you, give or take, $1,000 in rent whereas in Milwaukee you need to spend a post-rehabbed 85k for a single family house (sold by Home Invest) to bring you about $1k in rent.
So my question is, if you're after cash-flows, are there any reasons an investor would go with the house in Milwaukee versus Indianapolis? Will the house in Milwaukee appreciate more? Or any other reasons would be much appreciated.

Thanks for all the great insights.
Im also looking at Indianapolis and noticing that as an investor you get a little more for your buck down there (vs Milwaukee). Looking at the Rent/Home value ratio.
Are prices overall higher in Milwaukee than Indianapolis?
