Hi Bonnie, here is the website that gives you the information that he will need. There are 6 approved lenders that will work with you. They all work with the same type of lending program but have him call all 6 and see who works best for him .

Im near Sacramento, if you havent heard about it already CA is giving a 25k grant for ADU's if its on your primary. One of the issues Im running into is finding a contractor that will build within my budget. Right now according to the 6 I have spoken to said the average cost of a Garage conversion is running 120k a 1/1 400--500 sqft detached 150-175k.

Why not just let them leave and get new tenants? Do you have an early termination clause with fee? I would let them go but stipulate that they are on the hook for the remainder of the lease, however you will work with them, you will let them terminate, but they have to pay a fee because now you have to market the unit and there are costs and time incurred in that.

When I first started I needed 20k in work. There was no way I would give 10k upfront. If things go south there is no reason they will come back. What I did was buy all of the material they needed for two weeks worth of work or that specific project. Once he started the project he would get 1/4 of the payment. He did not like that but I told him that these had to be the terms since we did not have a solid relationship. Now that he's done lots of work for me, I pay him 1/3-50%. Never like others are saying pay up front like this. I know you dont want to lose him as the contractor, but you also have the risk of loosing your hard earned cash and time, along with tons of stress.

Hello everyone, I just acquired a 4plex in Sacramento California which has a unit that has had the renter in there for 10yrs current rent is 900 Market at about 1500-1600. During the inspection It was obvious with the amount of damages that were in this unit would need a full rehab once the tenant is gone. Apparently over the last ten years her son (special needs) has thrown things into the walls, broken the door, kicked every closet door down. I purchased the property knowing the damage is there. She is a. M-M tenant and has payed the rent on time over the last 10yrs. I was able to track down her original lease along with photos from the old Pm at the time of move in. My question to you guys/gals is what would you do in this situation? Have any of you dealt with a similar situation where you inherited a really bad unit where the old owner/pm's didn't do anything about the damage? Ideally I would like to serve a 60day notice as I have proof that the unit was given in good shape at move in and now has been heavily damaged, which would be against the original lease she signed. Trying to weigh my options.

I agree with John. I would look into a different insurance company along with requiring the tenant gets their own renters insurance policy that accepts their breed.

@Jason Malabute This is the same exact issue I was having at my 4 Plex when I first bought it and it was getting really annoying. It got so bad people from across the streets were coming over and dumping their garbage (crazy right?). What I did that made a difference was putting up a camera on a pole right above the garbage with a sign stating " smile you're on camera" Bright yellow. I also added a large flood light towards the garbage bin. Additional signs below as well. Those three things as others have mentioned cut down the dumping that was happening. It still happens from time to time but it definitely made a difference.
The best information Ive gotten was from Property Radar. They have so much detail, but it costs about $80 per month. Definitely worth it to find all the information you may need about a property. Another method is True People Search. You can find phone numbers and other address's along with relatives. That is free.

Working in labs (Microbiologist) as my career. I'll tell you how many people will think the "black mold" is so scary. It not actually as severe as people make it out to be, however hyped. Either way it should still be taken care of. The only sure way to remove any mold, does not matter on species, is to remove the moisture. If the moisture is not removed all mold will eventually grow back and fast.
