I agree @Ned J. its very tough. Stockton is going to have lots of potential it seems like. But if you don't know the area be very carful on the locations. It is a street by street basis. Im looking in those same areas as well, if you'd like to connect, i'm always open to network and share ideas.

Welcome @Frank Sousa . I agree with you that having my money sitting feels like a waste. The best things to do would be to gain as much knowledge in the area you want to pursue, Buy-and-hold, Fix&flip, which ever and network with people in those areas that have done those types of deals and learn from them. Getting deals from wholesales, would be your best bet to make better money off of. As others have said, be cautious and run your numbers multiple times if you have to. There is a meeting tonight here in Sacramento, several wholesellers will be attending. Let me know if you'd like that information.

Hi, @Steven Bichel The market is very competitive here in sacramento. Try to connect with wholesalers in the area and they might be able to get you a better price point you need to make it work. There are 2 local meetings this week if you wanted to meet other local investors, some wholesalers. Let me know and I can send you the information.

As pavan mentioned, network will be extremely help to find some guidance you need. Get out there and just start taking action. Whether its analyzing deals you see, or making bid even if you know they wont take them, it will get the ball rolling. Look in the Events sections for meet ups in the area or you can also check meetup.com for groups here in the area.

Welcome, Currently in Sacramento as well. In order to find those diamonds in the rough, it will take alot of marketing to find the good deals. There is a lot of competition out here, however doesn't mean it wont be possible. Good luck and let me know if you have any questions.

Hi @Jose Quintana, congrats on getting started. Networking is the best way to connect and obtain some good deals. I'm in Sacramento as well. There will be a meet up December 13th I believe. @Ryan McGlasson I am also in the Sacramento region and felt the same way when i first wanted to get into the game and was making my plan. The first step is, what type of investing do you want to do? I originally wanted to do buy and hold, try and find something on the MLS and found that anything that needed work or was priced low went within hrs. It is extremely difficult to find something on the MLS without tons of offers, leaving us as new investors nothing or overpaying. I have switched my focus and don't bother with the MLS anymore and have now focused on finding something off market. Maybe trying to do some sort of marketing and finding an off market deal is an option to find within the area?
