@Cody Evans, I'm in the same boat as you also. Im 25 and in northern california (Sacramento). What I have found so far is that you will be blown out by cash buyers if you go through the MLS route. Right now Im trying to find off market deals as that seems to be the only option to make the numbers work for me here in the region. Make a marketing plan and try to find that needle in a haystack to get you started. Good luck!!

As others have suggested getting another job, why not kill 2 birds w/ 1 stone by driving for Uber and driving for dollars? Make use of both if you are open to that. I currently work for the City of Sacramento and drive around all day. I will write down addresses's of houses that looked distressed and may be potential leads to send yellow letters to.

So, I went to check out the property and there was definitely a foundation issue in one of the units. I decided since the numbers were going to be marginal after fixing the issue it, it was no longer a good deal. The realtor was being a jerk as well when I was questioning her in regards to the unit. Thank you everyone for the input. The search for a good deal will continue.

@Trevor Lohman yes it has been on and off market.  To me it seems like buyers have backed out after getting an inspection and realizing the cost of the foundation. The realtor was very vague about the cracks. Records show it was bought at 190,000 last yr, maybe seller is trying to sell and get out without a loss?I have an apt to see it, Ill definitely bring him along.

Willows is no different, small markets.

@Trevor Lohman I Live in Sacramento and wanted to get into a duplex there. Its impossible to do that right now. Any duplexes that are found are in the worst parts of Sac and to top it off in horrible conditions. I realized that if i want to get into REI i had to look out of the city, numbers just dont work. Luckily I grew up around where i'm currently prospecting deals (1Hr away), so i've been seeing better numbers there. The complexes are in much better conditions, and obviously cheaper. Here is that 4 plex im looking at.

Thank you for the response. The property is not in Colusa, but within the area.  When I talked to the agent she stated exactly, "there are cracks in the concrete." She did state that the foundation is slab so i'd be needing to find someone extremely knowledgable to asses . Luckily one of my friends brothers is an RE investor/ contractor and has set me up to network with him. Hopefully he can point me to a contact in that specialized area he may know. So, would 220,000 be more of a likely hood offer they might accept? Its been on the market 126 days now.
