Hi @Joel Orozco. Man you are on the right track. Very few people your age start so early and that is amazing. I wish I would've been 16 when I started getting educated about Real Estate. #1 book is Rich Dad Poor Dad. #2 The Book on Rental Property Investing. #3 The ABCs of Real Estate Investing. #4 Cashflow Quadrant. #5 The millionaire Real Estate Investor. All these books are life changing. Let me know if you have any questions, happy to help you

@Andrew Santiago Thanks a lot for your comment. For me what has worked best is direct mail. I have tried cold calling and even hired someone to do it but I did not have the same level of success as direct mail. Best of luck to you!!

@Atara Twersky Thank you very much for your comment. To answer your question, I did not find my deals through a Real Estate Agent. I found them off-market myself through a direct mail campaign. As far as underwriting deals, you just need to practice and maybe run your numbers by someone that has some experience, especially for your firs deal. IM me if you want to chat a bit further. Happy to help

@Pretty Khare the location of the STR is in Houston yes but not all the apartments are in Houston. We use rentredi to manage. The STR appraised for a lot more than we expected and that is why I brought zero to closing
