@Jason Deangelis I recently bought a house, which I turned into a SRT. The house was listed as a 2b/1b and was 1700 sq/ft. We turned it into a 4b/2b. This added a lot of equity. So I will say first and foremost adding bedrooms is number one to add equity followed by kitchen and bathrooms (ensure you use granite counters at the very least) then everything else (flooring, finishes, paint).

@Bianca Rodrigues join your local facebook real estate investing groups and post on there you are looking for a property. I would word it something like “Hey wholesalers or hey everyone, I am looking for this type of property (maybe include sq/ft or beds/baths), let Me know what you have” or keep it general so they send you all their inventory. You’ll be surprised how many Wholesalers reach out to you. Ask them to put you in their buyer’s list. They will ask what’s your criteria. This means: location, price range, beds, baths, sq/ft. Also, whenever someone lists a property there, make sure you drop your email address in the comments so they can add you into their buyer’s list. Reach out if you have any more questions

@Elijah Vo I totally agree with you. I personally bought a 12plex not long ago in a tertiary market in the Houston area and rents were being charged at an average of $500 from the previous owner. He owned the property for about 20 years. After rehabbing the first four units, we were able to rent them out for an average of $900 and we have a waiting list. We are adding massive value to this property. Can’t wait to refi in a few months. Let’s connect. Looks like we don’t live very far away

@Michael Cavitolo I would take $5K and Do massive marketing and hopefully I can get a deal to wholesale. $5K will yield me 5-6 figures and then I would go buy a property cash or maybe wholesale another deal until I have enough money to get a mtf property under contract and get that done and then cash out refi and go do it again. Hi @Maria Heins I would suggest self managing. I use rentredi for my 12plex and I literally spend about 15 minutes per day. Tenants can pay rent online, all the screening is through the app, as well as maintenance request. It’s so easy. Please reach out if you have any questions

@Maureen Simmons that takes some courage to quit your job and focus on RE. I personally never felt ready to make a move until my wife told me "you are just wasting your time and our money" after sitting on the sidelines for longer than a year and just focus on "education". That's exactly what I needed to hear to take massive action. After 2.5 years (including my slacking years) I own a 12 unit, a 9 unit, 1 STR and I am a GP on 188 units and an LP in another 300+ units. I can tell you right now, you will never feel ready. A book that fires me up every time I read it to take massive action is "10x by Grand Cardone". Get on wholesalers buyer's list and analyze every single deal they send you. Go to meetups and seek for partners. Start a direct mail campaign and find an off market deal and find an equity partner that can bring the dollars or wholesale it for a 5-6 figure profit. There are so many things you can do.
