What typo of property? What is the rent now? By how much are thinking raising the rent? what are the expensive repairs that you need to perform on the property?

I let tenants know that they are responsible for this in SFH, multi unit is a different.

If I buy a property with tenants I always request their lease when the offer is sent. One of my contingency is copy of the lease. Check usually something like this they need to take care themselves. You are as a landlord responsible for major repairs. Check your landlord laws in your state. If they are M2M have the have them sign a contract. 

What does it say in your rental agreement it should spell out what are their responsibility is.

It’s a case by case base. Depends on a lot of things.
