I do it my self, if I see a problem I’ll address the issues with contractor for further inspection.

Once a year I do a major inspection on the property. I let the tenants know in advance.

Send him a notice and file an eviction, he is clearly taking an advantage of this situation.

I have my tenants notify my through my payment portal. If they need maintenance or questions they can make a request there and I’ll get notified.

How can he proof that this damage is from the driveway and not prior from something else?

There are lots of different options. Try online collecting through Avail or something similar.

How about they sign a 2 year lease and you will not raise their rent by $50 next year.  Would not lower the lease at all, they are taking advantage of you.
