I believe that you will need to have a real estate license.

But what if "Blue Properties " is a registered business? Why not register this as an LLC?

If your name is not registered I am not sure how you can put it on legal paperwork?

@Ray Harrell he will need to get his real estate license then if he wants to mange properties , collect rent and lease it.

@Ray Harrell how is he buying the property? Cash or taking a mortgage out?

Usually you ask for the leases before signing anything.

Why don't you register an LLC and put the property in the Company name, be a representative of the LLC don't have to tell them anything.

Was this tenant with you for a while? what is the rent increase?

What are they going to sue you for? You are doing everything you can, police can not do anything is there is nothing going on. I would let one tenant go if this can’t be resolved soon.
