That’s a bunch of BS. Try finding another agency that can help you or specialize in rentals

Depends on a deal.

S Corp or a C Corp. but you need to consult an attorney or a CPA.

I have the same problem with one of my tenants, they are religiously late but they pay late fee all the time.

Your problem could

Be that your product that you are trying to deliver for $1100 a month is not desirable for that neighborhood. What you believe it is worth doesn’t mean it’s what the market is asking for. Maybe in a long run you can get to that value but you need to get it occupied you will probably have to make your product desirable for the neighborhood that you are in a $800 range. # 1 rule of real estate investment is do your homework.

My first answer would be no to them doing any work to the house. Maybe they are planning to be a long term tenant? Who will supervise the remodeling? Will you have a say cause it’s your property? Do you choose who will do the work or them? What is anything gets damaged during remodeling will they cover that cost too? You have to get in touch with them and find out what are their plans and what happens to the tub if they move out or you sell the property and don’t renew their lease?
