I use Avail for payments and they have a service that deals with urgency. They take a request by email and forwarded that to you. It tells them that you have 24 hrs to respond and in case of emergency call appropriate number.

Are they all month 2 month? Or some of them on an annual lease? I guess you can offer them to sign a lease or give them 60 days notice.

I think you have to them them, what if the buyer would like to look at the property you will have to coordinate with tenants.

Unfortunately HOA are ruthless and will try to recoup their money from anyone they can. I would seek legal help for this issue.

You can install electric baseboard heater for the 2nd unit and they will have their own heating source.

You can rent them instead of buying.

Shop for title company and verify the fees. Sometimes you can get steered towards a specific title company. The area is not bad over all if it’s a duplex you should be able to get about $650 per unit. Find out if the tenants or a month to month lease or on annual.

Get inspection done in the property, make sure it’s not a run down. And if it is get an idea what it will call you to fix it. Where in Ohio? It might have a POS on it.
