Kevin Manz you can use an adhesive especially made for vinyl tile. The peal-and-stick vinyl tiles do have adhesive on the back. Using additional adhesive will provide a better bonding to the floor.

Hello Andrew Teng Welcome to BP. Did you search this topic on the BP site yet? I'm certain that you'll read varying schools of thought in this ranging from "one LLC per property" to no LLC needed at all, just good insurance. It really depends on your objective and you believe is a good balance between asset protection and business expense. The decision is also somewhat governed by the state law where you live. Regardless, you'll want to factor in good insurance to protect your as well. Good luck & happy investing.

Hello @Allen Nelson  Welcome to BP. You ask some very good, but loaded questions. Too many to answer in one post. All have been asked and answered before in various posts and podcasts. My recommendation to you is to use the search feature on this site for each of the topics you asked about. I guarantee you that you will find that answers that your are looking for. The most important factor is taking action. You will quickly learn that you don't have to get it all right from the get-go, and you don't have all your business "systems" worked out and ready to go. Just take action that the opportunities will start popping up. You'll have time to adjust and refine your business as you go along.

Another recommendation is to become active in the local REIA's. There are two good active ones in the area. You'll find them on meetup.com. The next meeting is this coming Wednesday.

@Will Pritchett seems like it is time to take your business elsewhere. The underwriter's reserve requirements don't make sense. I'm certain that there is another lender out there that would be happy to do the deal and know how to underwrite the loan. What type of lender and loan are we talking about here? A conventional loan from a Big national bank? Portfolio loan from a Small local bank?

As @Ralph R. noted earlier, commercial is a good alternative also. That's what I'm using currently, from a local credit union. Quick and easy underwriting process.
