@Travis Webber the Golden Triangle has a very active investor community. There are at least three REIA's the meet monthly. In addition, i know of many other active investors in the area that fly below the radar. There are numerous "vendors" available as well. Unfortunately, the networking (member search specifically) tool doesn't work as well as it used to. I've had trouble using it to search for people locally. Hopefully the tool will improve again with future web site improvements. I suggest you send your feedback to support at biggerpockets dot com

My accountant set me up with Quickbooks Online. Works well. I get charged a small monthly subscription fee but he administers and supports the tool should I have any issues or questions. Easily accessible from any PC. Convenient. 

FreshBooks is advertised by BP. Don't know if it's any better or more user friendly.

Thanks for the tip @Jeffrey Stasz on the utility hardwood. I put LVT in all my rentals but starting to rethink that strategy. Doesn't seem to hold up well. Varying grades and material thickness. Separates at the seams. Floors are less than a year old and having issues. The "water-proof" aspect is great, but the material quality is otherwise disappointing.

I've been using Cozy since Q4 last year. Great for rent collection and rental listings on Realtor.com(R). Considering switching to TenantCould as they offer some additional features important to me such as customizable forms and e-Sign capability. These are paid services but at $9/mo quite reasonable.

@Lou Vigil I agree with @Ryan Detig that Darryl Ford is fantastic. I use him and his crew as well for rehabs, make-ready's and ongoing rental property maintenance. Quality workmanship. Honest.

For tree service, Justin's Tree Service comes to mind. They've quoted jobs for me but haven't actually used them yet. Rates A+ by BBB.

Price per door: I don't care for it. Poor metric. RE prices vary greatly in this area depending on area. Examine the detailed financials. The "price per door" figure I heard of is too high. I certainly wouldn't pay that much, so I am not going to repeat it here.

MF property prices are inflated these days. This area is no different. As far as the MF properties I looked at in the same area you are referring to, the operating costs were high and rent collection was a challenge. 

77701 is on the east side of 7th Street toward downtown. There are better and worse areas. It all depends on what you are looking for and how good the management is.
