Its often talked about using a HELOC to help purchase other rentals, home improvements etc. Given that HELOC interest is tax deductible, I was wondering if it made sense to use for a car purchase? I know interest on a car loan is relatively cheap (assuming your credit is decent) and that HELOC is a variable product. But even if you are paying a point or 2 more on that interest, does it make sense because of the tax deduction.

If she likes you that much maybe even show her your numbers on paper or the brrr calculator report. it might be hard to explain but maybe with the visual plus your rapport she will meet you where you need to be

I come across properties that have conversions and or add ons to the property ie granny flat etc, my question is, how does mail work for properties like this? I have a duplex i am looking at and there is a separate area where the garage is that has been converted to a 2/1. so each unit has its own address, but how does it work w/ the conversion?

I would house hack those places where you know people or know the areas well enough (assuming you find great deals). maybe rent when you get to a new place and while there try to find a good investment property.

it sounds like you hate the idea of having a mortgage so maybe you want to pay it off and enjoy the under market rent cash flow until she leaves and then fix it up. if you aren't near your goals and are going to buy another property anyway, I would do that. Let your tenants pay down your mortgage, enjoy more tax breaks, hopefully some appreciation and that way you will have another property under your belt that will eventually get you where you need to be.
