Hi Robert, just wondering, we're launching a new property system that does property management on top of being a property management software via AI and some other tricks. Would you be interested to schedule a call to discus? Thanks

Ah we're not familiar with those ones but we do use 123landlord, tenantcloud and our own platform as well.

Hi Allan, just wondering what system do you use right now?

Hi guys, I wanted to give back to the BiggerPockets community as everyone here has always been so helpful. I'm currently working on a new property management platform that combines software with a trained team and AI. The platform is geared towrads property management companies or landlords that want to self-manage their properties while having a team that can support them. We are giving free beta access to people in return for feedback and spotting bugs, etc.

This means you get a FREE Virtual Assistant to help w/ property mgmt, things we handle include but not limited to:
*communication
*accounting
*check in / check out
*repairs
*payments

Right now we're still in the pre-beta phase and just want to get user feedback. If this is something you'd be interested in, please reach out to me privately and I can get you setup. Please private message me, also one requirement is you need to have at least 3 properties you're managing. You can be a property manager or a landlord.

Thanks,

Alex

Giving feedback is required though, on user interface, design, functions, etc. Please private message me, also one requirement is you need to have at least 3 properties you're managing. You can be a property manager or a landlord. Thanks,

Alright, what is a condo glut if I may ask?

Hi Johan, as in there is an oversupply, too much supply and not much demand. As a result prices have not gone up.

I've invested in section 8 housing, would not suggest it as returns are advertised as 15-20%, ends up being 8% after you factor in all the expenses, evictions, etc.

I've also bought condos in Chicago, my own experience was that it ended up being 7-8% return (based on rental yield net of expenses) but the property itself didn't appreciate much. maybe 5% over 5 years, from what i understand there's a condo glut in Chicago.

Hi has anyone used the following websites much?

foreclosure.com, reipro.com, auction.com

anything good or bad to say about them?

I'm looking to buy multifamily homes that need to be fixed up so was hoping to utilize those sites.

Thanks!
