Morning @Kyle Trotta I believe the city is a great location for investors of all experience levels and strategies. There are definitely neighborhoods that are better suited to flips than other that are best for rentals. Much of the city is very block by block and its a good idea to take a look at the home values in different areas as well as the proportion of owning vs. renting in different sections of town. Feel free to reach out if you'd like to discuss!

That's a great idea @Helen Lowery! Thanks for the tip. I have often relied off of paid craigslist postings to find contractors but then had to go through the whole process of vetting them. All the best!

I believe that those incentives are only valid for purchases of homes as primary residences.

I've heard that investing in the parks themselves is quite lucrative from a cashflow/cap-rate stand point. That being said I believe the homes themselves are likely not a good investment due to the size/lack of appreciation as you mention. Would love for someone with more experience to prove me wrong here. All the best!

I'd recommend going with the deal your parents are selling you. At such a low purchase price you'd likely be able to refi a good amount of your initial investment out of the property and start cash flowing as long as you find tenants. From there maybe start house hacking. Good luck in all your investing!

@Benaiah Savage, I personally began investing in REITs before I even started working in real estate. While they may have been hit hard throughout COVID, the point of the investment is more so for passive dividend income. It all really depends on what the REIT is based off of whether it be on retail, residential or commercial spaces.

@Quintin Green I'd say so as long as the purchase price, rehab cost and ARV make sense. I know many investors who have had great success in flipping row homes in the city, especially in this market. Just don't over pay for a property that has an unrealistic ARV with a massive rehab needed.
