Each idea makes sense in principal;

1. The main point here is diversification, as in, spreading out your risk pool. Others can weigh in here, but I think that argument can go on forever. On one hand, you could diversify by holding many SFRs, but there are potentially more costs associated with the maintenance (i.e. more roofs, doors, windows, locations to hit for things like snow removal, etc.). It could be argued that your putting more risk into something like one 8 unit building vs 8 SFRs because all of your eggs are in the basket of that building. Anything catastrophic thing that happens with that property (i.e. the neighborhood turns for the worse, acts of God though insurance should be in place for this, etc.) impacts your whole portfolio. Whereas, 8 SFRs spreads out that type of risk.

Thanks for the insight! Yes, Glenolden seems like a pretty reasonable area as far as prices and rents seem pretty good as well. I have seen figures lower than $1,200, but you would know more than me.

Hello all,

Can you please advise on some places you all visit in order to find information like crime statistics, job growth rates and population growth rates in your area? For me, I'm in Delaware County, which is outside of Philadelphia County. I'm having a fairly tough time finding useful data on these items. Sometimes, the data is just old (like 3-5 years outdated) or it's just kind of incomplete. Input is much appreciated.

Hello all,

Are there any rental investors that deal in the southeast sector of Delaware County? I'm thinking of towns like Holmes, Folcroft, Glenolden, Clifton Heights, Sharon Hill, etc. 

It seems to be a blue collar/working class area with potential for C class rental properties. Any insight into this area would be very much appreciated.

Speaking as a noob and a (barely) millennial, I've found business cards necessary for networking. I feel unprepared if I show up at an event, whether it's related to my 9-5 or a real estate related event without the appropriate business card. Pulling out a phone and trying to capture the info is time consuming and conversation/mood killing in my opinion. 

As someone else mentioned, I also try to capture the person's information, usually from his/her business card and then send a follow up email or phone call later.
