As a new real estate agent, I listed my uncle's house in Hico, TX a couple of months ago. It was originally built in 1890 as a boarding house for railroad workers. There are several others houses in Hico like it, but none that I could find recent sales data for. Besides that, they have all had different additions and modifications made to them over the last century. So how would I go about determining a reasonable market value? Today I reduced the price to $107,500 per my uncle's request but so far there hasn't been much interest in the house and I am trying to figure out if it's the price or the condition or just the fact that it's Hico (aka middle of nowhere).

@Antonio Bodley you might want to set up some keyword alerts, including Birmingham, AL so that you can see posts by other investors in your area like Jonathan Mednick.

You should be able to locate the current owner by entering the address on one of these:
(Harris County) http://www.hcad.org/records/Real.asp?search=addr
(Fort Bend County) http://www.fbcad.org/Appraisal/PublicAccess/PropertySearch.aspx?PropertySearchType=3&SelectedItem=9&PropertyID=&PropertyOwnerID=&NodeID=11
I definitely wouldn't share the address on here (at least not publicly). I was working on a deal a few months ago and the person I was working with posted some of the details on a BP forum. What do ya know, the next day the owner had a cash offer for the exact same amount that we had already offered (and they had accepted, but had not yet sent us back the signed contract). So we lost the deal and I'm pretty sure it was from someone who saw the post on BP.

Howdy BP!
I found a FSBO and am trying to figure out if it's a good investment. It's currently a big open space (house that was converted into a tortilla market). I am thinking of renovating it into a duplex, because of the size. There is only one other duplex in the area and everything else is SFR. How can I determine what the ARV will be?
