I do not have experience with that company, but have invested in turnkey properties. Ask for references, vett them, check BBB, ask here, and don't be afraid to ask for the information you need from them. A good turnkey expects you to look into them. While the property location does make a big difference, the big factor is how well they can manage those properties going forward. Any class neighborhood has challenges, so having a management company that is experienced and screens for good tenants will be incredibly valuable, especially as a distant investor.

It looks like you've gotten great advice so far. I am currently working through a commercial lender because my DTI shows too high as I don't have two years of income from my rentals to show. The commercial route will allow you to jump on the great deals and have less concern of pushing your personal financial situation into being over leveraged, if that is something you are concerned about.

I agree with Bruce, most starter homes in B areas are in the $175-$225 range, especially in the suburbs. I did a fixer-upper as my primary home because of increasing costs in the area. Please be mindful of the real estate taxes as well. Taxes on a $200k home run about $5k/ year. I live in the area and am looking to invest out of state in more affordable cities.
