@Joe Splitrock I agree that expectations are everything. It makes sense for a lot of married people to partner together for the biggest benefit. For those of us in single land, or without a willing partner, finding an outside partner can definitely help to scale faster, but finding someone you trust like you would a marriage is a hard find.

@Lien Vuong It sounds like you've had a lot of success with partnerships! Much like a marriage, communication and clearly laid out expectations are a must. I also like that you chose not to partner with family. It can work for some people, but having that boundary there can be really important too.

@Chris Shepard that sounds beautiful! Can you rent year round there? I know a couple with a beach house on the Oregon coast, but they are only there April- September. Most of the towns nearby seem very seasonal.

@NaTarrio Jones I'd love to hear about that one. How are the laws in Galveston? That area is at the top of my list for possible short term because my parents are moving their boat to Keemah to start prepping for retirement.

I use realtor.com to build most of my comps. I save lists to favorites and use the ones sold to create my comp list. They don't always show the last listed price, but you can usually find it with a little digging. If you want to save even more time, just screen shot the price when it shows pending.

Are you banking on the land appreciation aspect since the MFG will be losing value? Sounds like a good place to hold some value!

Great thoughts @David Krulac. I am buying this well under market value, and even once I finish the BRRR I have great returns. I'm also keeping in mind that this is a relatively low cost home in my portfolio. It would be great for cashflow, but I could likely take the hit if necessary. I'd love to get into more waterfront properties. I just wholesaled a stilt cabin that could be good for a potential short-term, but I have no team in that area and the surrounding properties were questionable. (Fact: a single wide on stilts looks like a space ship. There were 2 in that area)
