There are more than a few of us dreaming of earning passive income from the beach, but how can that beach house or unique property work for you?

Check out the new BiggerPockets book by Avery Carl "Short-Term Rental, Long-Term Wealth"

You can purchase it here: https://store.biggerpockets.co...

Looks like you've been busy. What were you doing before deciding on FT real estate? That was a solid salary, so I'd love to hear how you adjusted to such a large pay cut.

@Steve Vaughan thanks for my episode shout out! I am far from rich, but the people I see succeed are the ones who are truly diligent in what they are working towards. I'll post my success story in about 2 more years. :)

Looks like a great deal! Did you find the hoarder situation more clutter based, or did you also have to manage insects and rodents because of the home's condition?

I second the new STR book by Avery Carl. You can find it here: https://store.biggerpockets.co...

Check out the announcements in the forums as well. We are hoping to have some great STR stories and ideas you can find in the forums.

Welcome to DFW! Everyone else has made some great points as well regarding location and financing. We do have a Find an Agent tab on the website as well. I would say to make at least 1-2 trips down here before purchasing. Each area is different, and as we noted, the metroplex can be a commute nightmare. Each area has it's own personality, so finding the one that fits your style and budget is going to benefit you in the long run. I also second the not using a wholesaler for a new location. You need to know the market well as well as how to do due diligence in the area.

Also if there is a format in excel or any software for that matter then can break down a property to be able to tell me if its a good buy or not worth it. That would be fantastic !!! Anything like that out there or do I need to make some software ?

Have you tried the BiggerPockets calculators yet?

Check under the "Find an agent" tab. You should be able to see their specialties.

I used Top of The Gutter for all gutter issues. Chris is great to work with and they are family owned. They also use larger than standard size gutters, so there's less clogs. I worked with Duggar HVAC in Cleburne and had great success as well. They are exclusive carrier dealers, but were able to quickly schedule and follow up quickly when you have issues.Freedom Windows is owned by a friend of mine. Honest and hardworking. I haven't replaced windows on my property, but he would absolutely be my first call. Let me know if there are people I should avoid, or if you find a great foundation person.
