Hello Alicia, I’m actually in Los Angeles California. At the moment, I’m trying to figure out what’s the best way to set up my wholesaling business I spent a lot of money on Marketing, but I feel like sometimes is aimless. I need to figure out a good strategy.

I think we are definitely facing an affordability crisis for many people. I have had a lot of inquiries for my rentals that have multigeneration or several unrelated people wanting to apply together. While we do have lots of jobs available, the fact that many of the places facing the most labor shortages are due to it not paying a liveable wage. I've noticed that teens are not taking these afterschool jobs as they used to, and those that are left to take them are caught between making too much for government assistance, but not enough to keep from living paycheck to paycheck. I worry that as this affordability factor grows we will have more government dependency, which can greatly affect the wealth divide, voting, and social systems that are already challenged from their current users. It makes the need for truly affordable home ownership that much more out of reach for the average American.

I have not taken into account the TVM as of date. However, this has changed my mindset on negotiating a deal. I have heard of this and know the basics behind it, but for some reason it didn't enter my mind until it was brought about in this book to utilize it more. 

I am excited for the increase of knowledge and understanding the numbers. They have made it easy to understand and comprehend. I will definitely be turning this book into a resource book after I am done reading it. 


 Definitely not a dust collector, it's a reference tool!

Great question! You can ask for suggestions on how to build a list (I'd do a search because this has already been answered). You can ask about specific cities and if there is demand. You can also list any wholesale opportunities in the listing page only. 

What you can't do is offer to add people or ask who wants in on your buyer's list. You also can post any properties within the forums because that is considered deal making in the forums, which is not allowed. {Please let me know if you have other questions!

If it's a 4 plex you'll need to separate out each system, much more than $11k. I paid about $15k to split a duplex, but it did not have ducting. Start separating out as much as possible now so you can pass on the costs to the tenants. I'm also not sure how you plan to separate temps between units currently.

I pay about $800/yr, but I keep my books monthly. They file for 2 states and handle both personal and business taxes. I can ask questions throughout the year, but would need to pay a small fee for a full blown strategy meeting. Keep in mind that the cost of a CPA is deductible, so pay for what you need to get the job done right.
