Get our there and help as many home owners as you can. Most cases short sale is a better option than foreclosure, but NOT all CASES

the banks have values they go off and some times its on the high end VS the low end. Just like any other bank deals you cant get much of a deal that will be considered a steal on a short sale from a bank. they have guidlines they follow and if it makes sense for them to take to REO so they can net more that what they will do. most short sales now these days are trades at FMV or even above that since there can NOT be much of a discount negotiated.

check redemption periods as well as hard money/private lenders for financing..but first things first, what is the redemption period in your state?

first off
you have to differentiate yourself from competition..marketing is not about pictures only rather a MESSAGE.

do some things others dont do. find out what is bothering your audience..whats making them stay up at nights..what are they afraid of--every one is afraid of some thing..what are the 3 most obstacles they face?

I can go on with bunch of other stuff.

Mark,

banks do all kinds of funny stuff. They want to maximize their profit as much as they can by creating a hype and possibly multiple offers situation and they sale to the best and highest, they get people on emotions and other things.

As just like any other sellers they want the most and will do what ever it takes to do so. bank is just a system, it doesn't make sense but thats how they do things.

do some basic work and look at news papers that are paid for and go back a few months and see what adds have been running constantly. the ones that run all the time are the bread winners, the ones that dont runs after a few times are the ones that are worth less. read some of those and get some ideas and make it happen. it is very simple.

if you can one site with different categories and not too complicated that will do best. drive traffic as much as you can
and work on converting . many people have lots of sites, lots of traffic but very little conversion, besides the fact you want to be on the net you want to earn money from your business, so you could have 1,000,000 hits and 3 sales. that's worthless in my opinion.offer free stuff and newsletter and get people to interact with you, focus on what people want rather than what you have to give them.
