I buy notes and I sale them as well. I am active in 6 different states. level of experience is very different on note buying
you have performing note buyers &
you also have non-performing note buyers.
what kind of product do you have that you are looking for real buyers? At the end of the day I think someone's portfolio on NOTES and transactions closed speak volume about what they do.
Again real players status as an individual to a company and then an institution is very different as they all perform differently and have different criteria and funds available... What an individual may require is different than what an institution buyer will require. Yiled requirement are very different from person to person.

Please specify what exactly do you have in mind??

as for the splits obviously you have to feel good about getting what you have agreed to as a money partner. There is no set % rather than what the partners agree to. Using a real estate attorney to draw a tight contract and using escrow to distribute all funds as Jon says is the best way to go.

you must disclose that and most certainly all states standard contracts do have a clause asking to announce if you are some how benefiting from the contract.

Almost most banks wont pay you commission representing yourself..full on disclosure my friend. Not only to the bank but also to the seller as well.

Welcome to BP Family, there are few sources out there. some community banks which takes alot of effort, reliable brokers and some on line sellers(websites), those ones tend to be asking way too much for their stuff. check out loanmarket and loanmls California properties are selling high, some how too much demand from my experience they are trading just less than 5% from what that asset will be at the trustee sale of that market(metro areas)

Hung Welcome to BF Family,

Most bank now these days have on their approval or addendum with the subject short sale approval that the previous home owner can not stay back in the property or there are no other agreement outside escrow that the bank has not been notified. You may have to ask the short sale lender what their position is that on that.
