What really sucks is that the tax is effectively retroactive.   When you get your statement of increase, and the mortgage company finds you have a shortfall, now they want to increase it to make up for last years shortage, and raise it again for the increase next year, even though by then you will probably get another increase and be behind again.  The property tax system in Texas is broken.

I've done it.  If it's easier for them to pay, it's easier for me to collect.

Geezus.   Just me and a shovel could do that in about 4 hours.

When it comes time to replace any of the central HVAC's in my houses, I'm going to go with mini-splits.

Any dog over 25 pounds, any pit or pit cross.  We added the pit criteria because there was always someone who asked about their pit bull even with the weight restriction.

I laid the glue strip type once.   I did not like it.  If you get it misaligned during install, it's hard to undo it.  And, I'd be afraid to use in the kitchen or bath.  if you go with click lock, you can use it though out the house.   The only issue I've had is sometimes tapping too hard with a soft mallet on the ends and bulging it a bit.  It's not visible, but you can feel it.  After learning to use a more deft touch, that's not an issue anymore.

We use exclusively the click lock Home depot flooring.  We use the same color in every house.  This is it.

It looks really great with repose gray walls and bright white trim.   I had a piece of it and a piece of laminate in the back of my truck for over 6 months, the vinyl looked brand new, the laminate was in pretty bad shape.  Scratched and swollen from the rain.

Half of mine are 2/1's   If you can get them at the right price, you can make money.

LOL  The constable is going to eat donuts and watch  He's not going to be moving furniture and boxes.  Yes, either you, or a crew will have to do the labor.
