I'm in Texas, an hour north of DFW.   I invest in B and C properties.   Everything I have cash flows positive e on a 25 year note and rents at 1.5% or better.   The only exception. Is a house I rent to my stepdaughter and her husband.   It is about break even,  but they have spent thousands of dollars improving the house.

We stopped allowing cats after a couple of instances of later tenants having allergy issues.  Very hard to clean all the cat hair and dander after a cat owner has moved out.

I have a rent house I'm advertising right now.   As stated no big dogs,  no pit,  no pit mixes.   Guy send me a message asking" whatnot my pit is in training to be a service dog"

What should my response be?  My first instinct is,  if he's training,  he's not a service dog. 

Had a vacant rental that we put online, a great applicant paid the deposit, prorated rent and was excited about moving in.  Then, about 30 minutes later she called and said that her current landlord had changed their mind about selling the house she was renting and wanted her to stay while they dealt with wife's health issues.

Long story short, she needed to break her brand new 30 minute old lease.   We bit the bullet and gave her all her money back, minus the background check fees.  We could have kept more, but the house will rent pretty quick again, but I'll be losing several days rent at least.

UGH!

We've stopped allowing cats after having allergy issues with tenants that have moved into a house where the previous tenant had cats.   It's very difficult to remove all the cat hair and dander even with multiple shampooings and vacuuming.

Used, I get all mine from Craigslist or Facebook.  I never give more than 100 bucks.

As long as he is not a member of a protected class, you can tell him to take a hike for any reason at all.

I'm pretty much stuck with just HD and Lowes.  I like HD's vinyl flooring better.  The Allure brand is top notch.   We do have a Foxworth Galbraith one mile away instead of the 15 miles to the other two, but I just use it for when I need something small.  For the most part, their prices are higher enough to make a major trip worth going the extra miles.

If you don't mind the glue down planks, they run 60 cents or less on Craigslist.  Personally, I think the 1.79 at Home Depot click together is worth the extra money.
