If the weight of cabinets causing buckling were really an issue, then you'd have to lay the floor around your refrigerator and stove.   It's not that big of a deal.  leave your 1/4 inch gaps at the walls and go for it.  Done it for years.

Its a lot easier to lay the floor without making a lot of wonky cuts around the cabinets.

If he isn't paying rent, in Texas that's all you need.  Non payment of rent is almost an automatic slam dunk for you in court.

Hi guys.  We have a friend that is also a landlord, and we want to do a swap of 2 houses.   It's a win/win for each of us for various reasons, and the houses are similar in value.  I'm not sure of his mortgage situation yet, other than I'm pretty sure he has one.  My house is mortgaged too. 

What are the logistics of doing such a swap?

Every time a pit kills or maims someone the owner always says that it was such a sweet dog, etc.   I will not allow any pit or pit mixes in my rentals nor will I allow any to be around my grandchildren.   I don't use a breed list, just prohibit dogs over 25 lbs, but my lease specifically forbids pits and pit mixes.

People say all dogs might bite, and that is true, but they never seem to understand the difference in potential damage between their pit bull and Pepe, the Chihuahua.

Which game show?   I was on Who Wants to be a Millionaire a few years back, and won 61k.   It was fun

It's way out of my comfort zone.   Wow. I've got houses I paid 45k for make more a year than that, after accounting for ALL expenses.

I did a 75% last year.  Cardinal Financial.

@Chris Lynch.   They might, I didn't ask.   The inspector is pretty easy, whenever we have a new tenant inspection, about all he checks is smoke alarms, and water faucet back flows.   Once he did mention that the central heat gas line needed to be hard plumbed through the furnace housing, and the washing machine drain needed a p trap.  Funny thing is, he said I needed a plumber to do the p-trap, but he had no problem with me doing the gas line.    He did an inspection when I took out a load bearing wall and ran some new outlets and lighting circuits,  didn't have any issue with me doing all that myself.   I do as much as I can without even asking.  I'm about to add a bathroom to a house, they wont ever know it.  LOL
