Post: Tips on finding and buying a deal outside your market?

For people who successfully invest outside their market:

What is your process when investing outside your market? I'm guessing staying within my state is best, but do you have someone go look at the deal for you? Or do you just pull comps and ask for photos? 

What other questions do I need to know the answer to before I consider investing outside my area? 

...make sure I'm preapproved for financing in a place that services that particular market, connect with a turn-key rehab crew, inspectors, title companies that service the area, etc. What else?

My financial situation is that I have excellent credit, but not much cash; and I have a partner who has plenty of cash for a loan/to show assets, but not enough to pay for a deal with cash. 

I know this thread is old, but I'd love to interview/talk to someone who successfully/consistently does AirBnB for rentals. They don't have to be a big name. Can anyone refer me to someone? 

I am looking for a recommended insurance company that has expertise helping real estate investors and operates nationwide. Any recommendations, or companies I should look into?

 They are supposed to check with wholesalers before posting people's deals—are you sure you never talked to anyone, even if it was several years ago? Some people prefer to post their own deals, but they will post for any wholesaler who wants it to happen automatically

RICH is great for education. I don't feel like speakers are constantly trying to sell things. It's also WAY more affordable than Lifestyles, so you can choose what events are valuable for you and pay for those. I'm not dogging Lifestyles - they are successful for a reason. But for a beginner, it's a big investment. Those are my $0.02 

Real Acquisitions also has some great educational events too. I've only been to one, but I thought it was great info and very friendly. https://www.facebook.com/realacquisitions/events
