Love to see that there might be some opportunity opening up in the area, Rocky Hill particularly (my town as well). Any help you need from a local realtor, I’d be glad to. Either unloading some of your existing properties, or getting into anything you’re looking at. I can also connect you with some folks in our office that deal with larger multi-families frequently. Hi Brent,

It seems like you already have an idea of how to get those off market deals, it’s just about execution now. 
I think the most effective method would depend on what and where your target is, but I would definitely get in some local FB REI group and start to connect with some other folks locally to build your network...which you're already doing now!

@Filipe Pereira you are right. Rent would be higher per door on a SF, I just meant the CAP would probably end up being better on a MF.

@Dilman R., I think that's a play that could work. Especially if you're looking to purchase inexpensive properties, while staying away from urban areas. I would just want to run the numbers and try to add some value through the rehab. The market has certainly been going in the right direction in the last year in Litchfield County, how long that lasts though, is anyone's guess.

I've spent some time in Torrington over the years, admittedly not a lot as a Realtor though. However, I have been watching that area for investment opportunities (for myself and clients) as the prices look initially attractive for MFH. What I've seen for real estate there in general is that SFH sales are going strong because it's just far enough away from "The City" for folks moving out of NYC that like the setting and can work from home. For rental growth though, I don't see as much opportunity.

I don't see a good reason why someone planning to rent would be moving into the area. It doesn't have a ton of public transit options, and it's not that close to anything, including job opportunities. Once again, it's "just far enough away" from the other attractions in the state (besides outdoor stuff).

Don't get me wrong, the area is great, and it has seen sales growth and appreciation like the rest of the state in the last year. In terms of long-term rental growth though, I think there are other places to look towards. Areas around Hartford that have public transit (including to NYC) and entertainment options I think are set up for the future better. IMO

Welcome @Jacob Slomski! You'll see that there have been some great discussions about Central Connecticut investment options, and just like @Filipe Pereira said, you'll see some repeat names that will make their preferences known! I'm a licensed Realtor out of Glastonbury, that spends most of my time around Hartford County, so I'd be glad to connect. There are other folks on here with more experience, but I'm not afraid of putting in the legwork and certainly spend a lot of time in and out of properties in the area. While I've been tied up for the last couple months working on another "project", I'm always looking for a good investment myself.

I would just like to add that my FAVORITE part of visiting the Dominican Republic (besides the weather) is driving there. It's like driving in Boston, but with no lines and limited traffic lights or stop signs. Old roads, that twist, wind, and merge in weird ways, and every man for themself. As long as you know that going in, and get insurance for your rental car, it's great.  

I admit, unlike @Mike Lambert, I have not crammed myself into the "public transportation" cars with 5 other strangers, or taken a public bus, but that's more about being a spoiled foreigner that needs air conditioning and personal space than anything else.

Felipe of course is making the right point, but additionally, at least here in CT, even finding ON MARKET deals where you don't have to give away the store seems to be rarer and rarer. So with an off-market deal, paying an agent to facilitate the process has additional value as well, because you may not have found something that made sense (or been able to get your offer accepted) without them.
