If you're asking about companies that serve traveling healthcare professinals, Aya Healthcare is one of them. A lot of them look for housing themselves through sites like Airbnb and Furnished Finder with their stipends. Make sure you're listed on those 2 sites so those individuals can find your property.

And I agree with Colleen, a 3 bed won't get many healthcare professionals who typically travel by themselves. Families are who you should be targetting.

Hi Sarah! We've been using Waivo, which is a very similar product to FF's Worry Free Waiver. We're currently using it as a replacement to security deposits but I'm considering bringing back deposits since there are certain costs that Waivo doesn't cover. Most importantly: theft, deep cleans, odor removal, stained linens. I like Jamie's idea of using both. The damage waiver is almost like a little insurance policy for damages that exceed the deposit.

Hey Sigmund,

This is a fun question. First thing I'll say is that there is no software that integrates with Furnished Finder, yet. I heard this directly from their team, it's an issue with the site and it doesn't have the technical capability until they make some significant changes. Hospitable is a great app and it's the one I recommend for most people.

There are 2 philosophies people follow when it comes to MTR apps. Some lean toward STR focused apps, other lead toward LTR apps. I'm the former. Either way, you'll need ways to fill the gaps since STR and LTR management apps don't have all the features needed for MTRs. For example, if you use Hospitable, you'll need another solution for background checks, lease signing, and monthly rent collection.

We have 2 sets in each property so the cleaners can strip the beds and make them right away. They start the laundry first thing and finish the cycle during the cleaning. This can be hard to manage if you have a larger property with a regular size washer.

Hi Priti! My company manages 25 MTRs in and around Los Angeles. We have some condos we manage though I'm unsure if they are RSO. MTRs are treated like LTRs legally. So same laws apply. I'm not a lawyer but I can share from my experience as a PM. 

For each new booking, you can set the rate differently. This is a nice benefit to technically increase the rent during the year. For booking extensions, if you have a lease in place, you should follow it's terms. For Airbnb, you don't typically have a lease so when the extension is done you can negotiate the pricing.

Best bet is to connect with local MTR operators and ask them. My company manages MTRs in SoCal and we're around 80% occupancy across 25 MTRs.

Across the 30 MTRs we manage, mostly in SoCal, MTR rates are 1.5x to 2x LTR rates. It does vary by market and property type. I believe there are specific bookings where you can get 3x LTR rates, for example insurance bookings. But you shouldn't expect that all year round when doing your analysis for a MTR deal.

Even for one property, I highly recommend Hospitable. It's very affordable and will save you time with auto messaging, channel manager so you can list on Airbnb and VRBO, and some light task scheduling for cleaners and handymen.
