Nice guy it was a good chat. While the first meetup was only 2 people, a meeting finally did happen and I'd consider that a step in the right direction. So I'm going to continue forward with more.

I figure I'll stick to the last Thursday of every month since that's what we've gotten started. If you'd like to join the next one, it will be on August 24th at 7PM. I have 2 properties just across the river in Southern Indiana, and I'm looking to add SFH to the portfolio. I've lived in the area most of my life, so I definitely know my way around. I'd love to chat when you have a chance.

I am a big fan of using Pricelabs' Market Dashboard and then the "enemy method." Pricelabs will show you actual data from the past year, and you can filter by bedrooms, similar properties, etc. I like to create several comp sets, and then use the enemy method to check photos, calendar, and pricing. The $10 per market is money well spent, in my opinion.

I'm looking to buy along the Maine coast. Currently pursuing seller finance deals or BRRRR options.

As far as must haves? Depends on the market. I like national parks locations, so bikes, kayaks, etc are great to have available. A thorough guest book, preferably digital, goes a long way toward eliminating basic questions and providing the best guest experience. 

Lastly, something unique to your property or area to make your house stand out. I think it’s super important to remind the guest constantly that they are not at a holiday inn. Think accent walls, local art, regional recipes, etc.

I started with about 10 areas ($100 for reports @ $10 each) and quickly weeded them down to my preferred two locations and then made an offer (and by "made an offer" - I made 10 offers until I got one in the crazy spring '22 market).  The Pricelabs market reports really helped me see my local competition and what I could "safely" offer on a home in the area.


 I really like this method. Pricelabs shows actual numbers for the trailing 12 months+, so you can see variability from one year to the next. It's especially handy when you compare monthly ADR while also allowing for monthly OCC numbers rather than yearly or seasonal numbers. 

The report also allows you to create custom comp sets and then look at each listing that you are interested in to compare using the enemy method. It's a bit more time consuming, sure, but using real numbers decreases the fumble factor a bit. 

As always, your mileage may vary...
