Not a problem as long as you have funds for the "Oops I didnt know" I would definitely still consider termites if nothing else. Especially if they are common in your area.

Wow my client was told by Wells that they have a prog to increase score and then they can use their financing with 20% down...... How will anyone finance anything half the Country is waiting for a mod. I want one too. Jeesh.

Hey BP Fam-What issues has anyone encountered 1 year after modification on primary and investment? I have a client interested in an out of state refi to do repairs on rental( owned free and clear), also another interested client interested in purchasing investments but I am hearing no from lo. due to being late on mortg. and having mods. So how long does it take to recover?
I am hoping I posted in the correct forum.

So true @Dyna J. And still often some just dont have a choice due to affordability. You still have to be guarded its not for the faint hearted. investing period is not for the faint. Lol

Mentality comes with the territory, you cannot change everywhere and everything unfortunately. If you are not skilled I would be cautious. You would be surprised but areas that lack are pretty savvy at scheming the system. I questioned the topic at first as to what is considered "ghetto"/ this can almost be anywhere- but then I decided to open my mind a bit. I also begin to reflect on the sitcom from the 70's Good Times. Note that everyone does not want to be in the "ghetto". Again, save up your money and have a good team - handy/ maintenance crew, legal etc., because you will need it. I cant recall but someone posted that their friend would bring a big man to do an eviction..... in some areas know that this is not going to work and can actually be a recipe for a disaster. Sometimes it may not be worth it. Tread cautiously.

I just did a refi on my rental at 4.75%with Wells Fargo in January. This wasnt my first refi through the HARP. I was told you cannot refi the same property. I suggest you call your lender and compare with another. Wells Fargo and others offer a streamline. Oh and this is funny. I also volunteer for a local HUD approved counseling agency..... they sent a client a "Close At Home Settlement Kit". So please call a local loan rep.

Im not from Michigan and maybe Rob K or someone else could chime in but if the person has vacated and if you could create a paper trail that would be great. Start sending letters asap. Did you ever send a letter when he was late last month? If so it seems a bit different because then he has vacated the premises.

Is there a clause in your lease for vacating premises without notice, or criminal activity?
